By accessing or using the bllld.lu platform, you agree to comply with the following terms.
1. INTRODUCTION
The domain and subdomains of bllld.lu (“Platform”) are operated by [Your Company Name S.A.], headquartered in Luxembourg and subject to the legal jurisdiction of Luxembourg. bllld.lu serves as a digital intermediary for rental listings, accommodation management, and related residential services.
These Terms & Conditions form a binding contract between you (the “User”) and bllld.lu (“We”, “Us”, “Our”).
2. DEFINITIONS
“User” means any individual or entity accessing the Platform.
“Account” means a registered profile on the Platform.
“Services” include rental listings, digital bookings, customer support, maintenance coordination, and related tenant/landlord interactions.
“Property Provider” refers to a landlord or entity offering accommodation via the Platform.
“Tenant” refers to the individual leasing a property through the Platform.
“Booking Fee” refers to a partial payment securing a rental reservation.
3. ELIGIBILITY
To use the Platform, Users must:
Be at least 18 years old or have legal guardian consent.
Use the Platform for lawful purposes.
Agree to abide by Luxembourg laws and EU regulations governing residential rental agreements, including the Law of 21 September 2006 on residential leases.
4. PLATFORM USAGE
Users agree:
To provide accurate, current, and complete information.
Not to impersonate others or misuse the Platform.
Not to use automated bots, scrapers, or attempt to breach system security.
Not to post offensive, discriminatory, or misleading content.
5. PRIVACY & DATA PROTECTION
All data is collected, stored, and processed in accordance with GDPR and Luxembourg’s Data Protection Act (2002, as amended). For full details, refer to our Privacy Policy.
Sensitive personal information is handled with strict confidentiality. By using our services, you consent to our processing of your personal data as necessary for service delivery.
6. BOOKINGS & PAYMENTS
Booking Confirmation: A booking is considered valid only upon receipt of payment confirmation.
Booking Fees: These are refundable subject to the cancellation policy applicable to each property.
Full Payment: Tenants must complete remaining payments prior to move-in.
Currency: All transactions are processed in EUR.
7. RENTAL AGREEMENTS
Rental contracts facilitated through bllld.lu comply with:
The Luxembourg Civil Code and
The Residential Lease Law of 21 September 2006.
Tenants are entitled to:
Clear, written lease agreements.
Receipts for all payments.
A detailed inventory and inspection report at check-in/check-out.
Security deposits may not exceed three months’ rent.
8. USER ACCOUNT & CONDUCT
Users must maintain confidentiality of login credentials.
Users are responsible for all activity under their account.
Misuse may lead to account suspension, deletion, or legal action.
bllld.lu reserves the right to remove accounts engaging in spamming, harassment, or unlawful behavior.
9. SERVICE ACCESS & LIMITATIONS
We strive for uninterrupted service but do not guarantee 24/7 access. Downtime due to maintenance or external factors may occur. We are not liable for service outages beyond our control.
10. CANCELLATION & REFUND POLICY
Each property listed on bllld.lu may have specific cancellation terms. Refunds are processed in accordance with:
Individual booking policies.
Consumer protection law.
Refunds typically processed within 14 business days.
11. LIABILITY DISCLAIMER
bllld.lu provides services on an “as-is” basis. We are not responsible for:
Disputes between tenants and property providers.
Accuracy of listings posted by third parties.
Damages due to misuse of our platform.
Our maximum liability is limited to the value of services directly paid to us.
12. INTELLECTUAL PROPERTY
All content on bllld.lu is protected under copyright and trademark laws. Users may not reuse or replicate any platform material without written consent.
13. TERMINATION
bllld.lu may terminate or suspend access for violations of these Terms or for any unlawful use of the Platform. Termination may result in:
Loss of access to your account.
Deletion of associated data.
14. GOVERNING LAW & DISPUTES
These Terms are governed by Luxembourg law. Any legal disputes arising from use of the Platform shall fall under the exclusive jurisdiction of the Courts of Luxembourg City.
